At Great Expectations you only pay for the number of bedrooms used

Spring, Summer (although it is always summer on St John), and Fall

Prices are based on double occupancy. The bedrooms available are: 4 bedrooms in the Villa, the Club Room, the first floor Guest House bedroom, and, the Owners Apartment on the 2nd floor of the Guest House (See the Villa Floor Plan here).

Rates do not include 8% US Virgin Islands Hotel Tax and $500 Refundable Security Deposit. No charge for sun and fun.

Prices are based on double occupancy. The bedrooms available are: 4 bedrooms in the Villa, the Club Room, the first and top floors of the Guest House (see 'floor plan' page for full descriptions). Rates do not include 8% US Virgin Islands Hotel Tax and $500 Refundable Security Deposit. No charge for sun and fun.

Unlike most of the rental villas on St. John which charge one (high) rate for 2 to 8 persons, our rates are based on the number of bedrooms used (double occupancy) whether your party is 2 people or 14!

Guest House: For smaller groups, just the Guest House which can sleep 1 to 6 people may be available for rent at 50% of the above rates if the guests who have rented the Villa are not using the 2 bedrooms in the Guest House. Please inquire.

We do not charge a premium for holiday weeks (and Thanksgiving Week is priced at low season rates), but do not procrastinate; rates are subject to change prior to deposit!

The Villa is rented to only one group at a time (you will be the only guests no matter the size of your party)!

The Villa facilities are for the exclusive use of only guests residing at the Villa without the express permission of the owners.  

Reservations and Payment

50% deposit to guarantee reservation; full payment 1 month prior to arrival

Cancellation and Refund Policy

ALL payments are FULLY refundable  upon re-renting at ANY time and for ANY reason (we want happy guests!)

Form of payment:  personal or bank checks gladly accepted, credit card payment available through Paypal

Additional Charges

8% Virgin Islands Room Tax

$500 refundable damage deposit

Minimum Stay

one week (7 nights, 8 days); extra days pro-rated weekly rate

Check-in/out Times

arrival: after 3:00 PM, please

departure: before 10:00 AM, please

Maid Service

weekly; extra maid service available 

Child Safety

Main Villa wading/swimming pool is not fenced-in, but fully enclosed basketball/tennis court area is ideal for children
